WaitlistReserve for the 2028 windowTexas assessors get it wrong. Your property tax bill pays for it.
Most Texas homeowners never protest their assessment, and the Texas Comptroller reports that most of those who do end the process at the informal review stage with a reduced value (see the Sources page for the specific figure). Kashfetti builds the appeal packet for $49 and connects you with a licensed Texas consultant if it goes to a hearing.
Typical savings shown are industry-average outcomes for Texas homeowners who file a well-supported protest, not a promise for your specific property. Some appeals win nothing. Success rates and dollar amounts vary by county, home condition, and market comparables. See where these numbers come from.
Five steps, no surprises.
1Enter your Texas property address
We pull your current assessor's value from the county's public records and match it against recent comparable sales in your subdivision. If your assessor's value looks high, you'll see an estimated annual savings if you win an appeal. All free, no card.
2Buy the Evidence Pack ($49)
We build the full protest packet: sold-comp table, condition documentation prompts, county-specific protest form auto-filled with your case, and a deadline tracker leading up to May 15. You review, sign, and file with your county appraisal district. Kashfetti's fee stays $49 regardless of how much your win is worth.
3Informal review with your appraiser (most cases end here)
Most Texas residential appeals resolve at the informal review stage without a formal hearing, and about 67 percent of those informal resolutions end in a reduced value (2022 tax year data from the Texas Comptroller). Your appraiser reviews your evidence and either accepts a reduced value or offers a compromise. If you agree, you're done. Your new lower assessed value often persists for one to three years without needing to re-appeal.
4If denied, we run the numbers on ARB representation
If informal review is denied, you can either walk away (your evidence pack is still yours to use) or escalate to a formal ARB hearing with a licensed consultant. Before you commit, our worth-pursuing calculator shows you the honest math on whether it's worth the added cost given your projected savings. If it's not, we tell you.
5If it's worth it, we introduce a licensed Texas partner
We route you to a TDLR-licensed Senior Property Tax Consultant from our vetted partner network. The partner charges you directly for ARB representation (typical $200 for the reduced scope, since we already did the intake and informal review). Kashfetti receives a $75 referral fee from the partner. Full disclosure. You keep 100 percent of whatever reduction the partner wins.
$49 flat, or $39 if you're already Kashfetti Pro.
No contingency, no percentage of your savings, no surprise fees. Property Tax Appeal is a one-time purchase per appeal, not a subscription.

What you'll actually pay.
There is no single right price for a property tax appeal. It depends on your home value, whether informal review is enough, and if you escalate, which firm handles the hearing. Here is the whole stack, upfront.
About 67% of Texas homeowners who protest at the informal review stage end up with a reduced value (2022 tax year, per Texas Comptroller data). Your $49 buys the evidence pack a real appeal needs: sold comps vetted against your property, condition documentation prompts, your county's protest form auto-filled, and deadline reminders through May 15. You can file yourself for free at your county appraisal district. Doing that means pulling your own sold comps, formatting the evidence, learning your county's protest form, and tracking May 15 alone. Kashfetti does all of that for $49.
If your informal review is denied, we run the numbers on whether escalating is worth it. Our worth-pursuing calculator shows year-1 and 3-year net given your projected savings and the partner's actual quote. If the math works, we route you to a licensed Texas consultant from our vetted partner network. Their fee is separate, disclosed to you upfront, and paid to them directly. Kashfetti never touches the partner payment.
Kashfetti's $49 covers the filing layer only. If your case moves to a hearing with a partner consultant, their fee is separate, disclosed upfront, and paid to them directly. Our worth-pursuing calculator below shows you the honest math on whether the projected savings justify the partner fee before you agree to anything. A partner also pays Kashfetti a $75 referral fee, which does not change what you pay.

Every claim Kashfetti files can be filed by you directly at your Texas county appraisal district's own protest system, for free. Our fee covers the automation: form auto-fill, submission, tracking, and deadline reminders. We do not increase your likelihood of recovery or the amount paid out.
If the math doesn't work, we tell you.
Try different numbers. The recommendation updates in real time. Once you're a Kashfetti user and your informal review is denied, this same calculator uses your actual case data and your assigned partner's quote.
The honest math, before you pay a partner.
If the numbers don't work, we'll tell you not to bother. Your $49 evidence pack is still yours to use however you want.
The math is clean. You net $751 in year 1 alone, and $2,751 over three years assuming your reduction holds. This is the case ARB representation was designed for.
The multi-year math assumes your assessment reduction holds without needing to re-appeal each year. Some Texas districts are aggressive and re-inflate. In that case you re-file with a new Kashfetti evidence pack ($49) each year. Cap-case projections assume the Kind B (Market-only) reduction slows future cap growth starting in year 2. Real cap dynamics vary by district and future market conditions.
A flat fee that respects your win. Not a percentage that takes it.

FAQ
Is this really only for Texas?
At launch, yes. Property tax law is 100 percent state and local, so we build one state at a time. Texas is first because the protest deadline (May 15) is a fixed statewide window we can build marketing around, and Texas has the largest residential homeowner base of any state we'd launch in. Florida follows in August 2028 for the TRIM notice window. Illinois, New York, and California come in year 2. If your property is outside Texas, join the waitlist and we'll email you the moment your state opens.
How does the free address lookup work?
You enter your Texas property address. We pull your current assessor's value from your county's public records and compare it against recent comparable home sales in your subdivision. If your assessor's value looks high relative to recent sales, we show you an estimated annual savings if you win an appeal. All free, no card, no commitment. You only pay if you decide the appeal is worth pursuing.
What's actually in the $49 Evidence Pack?
Everything you need to file a real protest with your county appraisal district: a complete comparable-sales table with the specific sold comps that support your reduced value, prompts to document property condition (photos, deferred maintenance, anything that would justify a lower value), your county's exact protest form auto-filled with your case, and a deadline tracker with reminders leading up to May 15. You review, sign, and file. The evidence pack is yours to use however you want after that.
What if the informal review doesn't reduce my value?
Most Texas residential appeals resolve at the informal review stage without a formal hearing (the Texas Comptroller reports about 67 percent of those informal resolutions end in a reduced value, per 2022 tax year data). If yours is one of the minority that doesn't resolve informally, you have three options: walk away and keep your evidence pack (nothing more to pay), file at the ARB hearing yourself (many homeowners do), or engage a TDLR-licensed Senior Property Tax Consultant from our partner network for formal representation. Before you commit to a partner, our worth-pursuing calculator shows you the honest math on year-1 and 3-year net given your projected savings and the partner's quote. If the numbers don't work, we tell you not to escalate.
What does the partner charge for ARB representation?
Typical partner fees for the reduced-scope ARB-rep-only work our workflow enables run about $200 flat. The specific quote comes from your assigned partner and is shown to you before you commit. You pay the partner directly. Full disclosure: Kashfetti receives a $75 referral fee from the partner when you engage them. This does not change what you pay.
How is Kashfetti different from a traditional Texas property tax firm?
Most Texas firms charge on contingency, taking 25 to 50 percent of your first-year savings whether the win came from a quick informal review or a formal hearing. A few charge a flat retainer upfront to take the case, and some do a hybrid of the two. Kashfetti splits the work into two decisions with two prices. The filing layer is $49 flat regardless of your win size. If your informal review is denied and you want to escalate to a hearing, we route you to a vetted licensed Texas consultant, and their fee is separate and shown to you before you commit. The Texas Comptroller reports that most residential protests are resolved at the informal review stage without a formal hearing (about 67 percent of those informal resolutions end in a value reduction, per 2022 tax year data), so most Kashfetti users would pay $49 and nothing more. For the minority whose case escalates, the partner's scope is smaller because we already did the intake and the informal review, which tends to keep the total lower than paying a full-service contingency firm on the whole win.
Do I have to reapply every year?
Usually not. When you win a reduction at informal review or ARB, that becomes your baseline assessed value going forward. Some appraisal districts respect the reduction for one to three years without pushing the value back up. Others try to re-inflate every year, in which case you can file another $49 Evidence Pack. Kashfetti is priced per appeal, so you only pay in years you decide to appeal.
When does Property Tax open?
Late March or early April 2028, timed to catch homeowners the moment their county appraisal notices arrive. The Texas protest deadline is May 15, so we want you on the tool with at least 30 to 45 days of runway. Join the waitlist to hear from us when it opens and get the Texas homeowner guide before opening day.
Is Kashfetti a law firm?
No. Kashfetti is a consumer software tool. We generate evidence packs and refer users to licensed professionals for representation. We do not represent you in a legal or professional capacity, and we do not appear at hearings. The templates we produce are pre-approved forms filled with your data, which you review and sign. When your case escalates to ARB, we introduce you to a TDLR-licensed Senior Property Tax Consultant who handles that stage.
Can I do this myself for free?
Yes. Every Texas homeowner can file their own property tax protest directly with their county appraisal district for free. Kashfetti's Evidence Pack pays for the automation: comparable-sales research, form auto-fill, deadline tracking, and reminders. If you're comfortable pulling comps yourself and filling out your county's form manually, save the $49. If you'd rather have the packet built for you and never worry about missing the May 15 deadline, that's what we're for.
What are the other Kashfetti tools?
Finding money a state may be holding under your name, by searching each state's official site yourself. Finding class-action settlements you may qualify for, which you file yourself on the official site. Logging and reporting illegal spam calls and texts. And checking which airline rules may apply when a flight is cancelled, oversold, or your bag is lost. Searching for unclaimed money and browsing settlements are free. Kashfetti Pro ($34.99/yr, or $5.99/mo, not on sale yet) adds instant alerts and one-tap fill. The plan is that Pro members pay $39 instead of $49 for each Property Tax Evidence Pack.
Can I cancel and get a refund?
The $49 Evidence Pack is a one-time purchase, not a subscription, so there's no cancellation. If you're not in Texas and somehow purchased anyway, you get an automatic full refund on request. If you're in Texas but haven't downloaded or used the Evidence Pack yet, we'll refund you within 14 days. Once you've opened, downloaded, or filed with the Evidence Pack, it's yours to keep and non-refundable.
Get first access when Property Tax opens.
